Sketching and Square Footage Determinations

Miller & Perotti has been providing realtors and homeowners with detailed home sketches (independent of an appraisal) for over a decade.  Savvy realtors know that county records are often inaccurate and therefore need an independent and qualified determination of true gross living area (GLA) or square footage.

Often questions arise in relation to finished attics, finished basements, hillside lower levels that are below grade on one side, and detached guest cottages.  We have the experience and knowledge to answer these questions to provide home owners with a true understanding of their home's (or future home's) size.  At the same time realtors can benefit from a marketing tool that also limits liability when reporting square footage. 

We now are offering a "menu approach" to this service, based upon the level of detail the realtor desires.  The final sketch is provided to the realtor as a .pdf and a .jpeg for use in marketing.

Three levels of sketching:

1.      Footprint sketch that provides accurate square footage but with no interior detailing. 

        Base price is $150.00   

2.      Footprint sketch with rooms listed within the floorplan but with no interior walls.

        Base price is $175.00       

3.      Footprint sketch with detailed interior sketch including general placement of interior walls and major fixtures (i.e. toilets, sinks, etc...).

        Base price is $200.00             

Pricing above is based on a home under 2000 sq ft and goes up $50 per additional 1000 GLA.  Complex homes with significant angles or curves are priced separately, please call for a quote.
